Waive the Home Inspection Contingency, but Not the Home Inspection

With today's rapidly growing and changing real estate market, many home buyers are having to waive the home inspection contingency with their offers to stay competitive. I am not saying this is bad advice, all things must be considered with today's market. What I am saying is don’t disregard the home inspection completely. It still needs to happen. You can still have a home inspection, if you waive the contingency. Home Inspections, when done right, give you a clear understanding of what you are walking into, even if you can’t renegotiate any of the terms after it is done. Here are a few of the things a good home inspector will help recognize.

Unknown costly repairs

The last thing a new homeowner wants after spending a lot of money on their new home, is a large repair bill. A home inspection will help you determine the age and useful life left in larger items such as the HVAC system, roof, and water heater.

Health and safety issue

Radon, Carbon Monoxide, Mold.  All things that you might not see that a home inspector can catch. A good home inspector will do their best to reach the back corners of your crawl space and attic that homeowners never see and radon levels can only be found by testing for it.

Forecast Future Costs and Prioritize repairs

You may be buying the home “as is”, but wouldn’t you like a game plan going into closing. With wait times for professionals and supply chain issues, you can get ahead of the game before walking in on your first day. You can figure out what is most important to you or to the home itself.

Peace of Mind

The title pretty much sums it up. Sometimes major defects are not found, although there will always be something. Knowing their home is operating and safe for their family and guests gives them peace of mind.
